Existing home sales over the first four months of 2026 were the lowest since 2009.
In April, 4.02 million existing houses were sold on an annualized basis according to the NAR's data.

The entire market is currently held together by a thin layer of owners who are refusing to sell and buyers who are using the last of their credit to chase a disappearing dream. When you combine eight percent mortgage rates with a consumer base that is already searching for how to default on their credit cards you have a recipe for a systemic collapse that will dwarf the two thousand eight crisis. The inventory excuse only works until the forced liquidations begin and we are already seeing the first signs of that as small landlords are forced to sell off properties they can no longer afford to maintain or heat.
