The mortgage is just a part of owning a house, no one talks enough about how expensive it is to actually own the house after you buy it.

Then the house starts asking for money.

The Federal Reserve found that the median monthly mortgage payment for homeowners with a mortgage was $1,600 in 2025.

But that doesn’t include utilities, and other ownership costs can add up quickly.

A national Zillow and Thumbtack analysis found that homeowners spend an average of $15,979 a year on maintenance, homeowners insurance and property taxes alone.

That’s another $1,332 a month on top of the mortgage.

And a broader 2026 survey from Clever put average non-mortgage homeownership costs at $23,686 a year.

That included $7,679 for utilities, $5,162 for maintenance, $3,929 for renovations, $3,580 for property taxes and $3,336 for homeowners insurance.

That’s almost $1,974 a month before the mortgage.

The problem is that these expenses don’t arrive neatly as another $1,974 monthly bill.

The furnace breaks.

The water heater dies.

The roof needs work.

A tree comes down.

The sewer line backs up.

The insurance bill jumps.

The property tax bill arrives.

And suddenly a household that could handle its mortgage has to find several thousand dollars.

Clever found that 55% of homeowners could not comfortably pay for a $5,000 emergency repair without using credit-card debt. Another 17% couldn’t comfortably handle a $1,000 emergency.

The Census Bureau’s national data tells the same story from another angle. Median monthly owner costs for homeowners with mortgages reached $2,035 in 2024, including mortgage payments, taxes, insurance, utilities and other selected costs.

And utility bills alone averaged $412 a month in 2025, according to data cited by The Washington Post.

So the question isn’t simply:

“Can I afford the mortgage?”

It’s:

“Can I afford the house when the house starts breaking?”

That’s where a lot of renters discover that being able to make a mortgage payment and being financially prepared to own a house are two very different things.
